Whitney Whitaker lives frugally with her cat, Sawdust, in her parents' pool house, saving up while working as a property manager, moonlighting in the family construction business, and studying for her real-estate license so that she can pursue her dream of flipping houses. Then the break comes. Just before Thanksgiving, she has to evict three young men from a house in an up-and-coming district. They have trashed it so badly that the owner, one of Nashville's leading commercial-property owners, sells it cheaply to Whitney and her cousin, who has the cash. Whitney quickly learns that cheap may not be good, as faulty wiring catches on fire, and she suspects collusion between the seller and the house inspector. The day after Whitney accuses the seller of deceit, Sawdust finds the seller's body, partially buried in the front garden. Whitney is the prime suspect, as he was bludgeoned with her hammer.
